Irvine Brownstone

Brownstone apartments and stoops in a suburban office area that the city sought to redevelop with pedestrian-oriented mixed-use.  Not built, due to objections from corporate neighbor.

Redevelopment of three block-sized parking lots in the LA Arts District / Little Tokyo neighborhood with 650 units of new apartments and condos.
